The dataset is compiled from public sources, industry research, and direct market engagement, and is refreshed on a regular schedule to reflect the dynamic nature of the sector.
Key features include:
- Project-level tracking by location, scale, status, and timing
- Aggregated supply analysis by city, sub-market, and delivery phase
- Regular monthly updates, with quarterly and annual deep-dive reviews
- Clear separation between verified data points and indicative assumptions
Where possible, major capital partners and industry participants are contacted to validate publicly available information. However, the Pipeline Tracker is designed to be a market intelligence tool, not a forward-looking forecast or investment recommendation.

The Street Smarts Rental Tracker monitors advertised asking rents across operating Build-to-Rent buildings, capturing changes in pricing, incentives, and rental positioning over time.
While Franklin St. collects data at a unit level, the subscription dashboard presents aggregated monthly insights to ensure consistency, comparability, and appropriate use of the data.
Key features include:
- Monthly snapshots of advertised rents by building and unit type
- Average rents presented at a building and unit-type level
- Transparent data-collection timing (mid-month snapshots)
- Longitudinal tracking to identify rental growth and market trends
